How to choose a contractor:

Competent building is done by well-qualified professionals of good standing in your local area. Taking the time to choose your contractor wisely is the key to any successful building venture.

Your contractor should:

• Be properly insured and provide certificates of insurance for workers compensation and liability. Remember: You can be sued for damages, as well as loss of wages, if your contractor does not carry Workers Compensation and liability insurance, and is injured on your property.

• Show you examples of recent work and provide a reference list.


• Provide the names and addresses of suppliers where they have established credit.

• Provide a complete, clearly written contract spelling out quality and quantity of materials. Clear payment schedules must be included.
Remember: As a resident of New York State, you have protections provided by law. All proposed work with a value of $500.00 or more must be in compliance with established law.


Questions you should ask:

• Has the company ever filed bankruptcy or has the principal filed under another name?

• Is your contractor a member of a local Home Builders Association?
